Built for the firm that signs the report
Property valuation software covers very different products, including automated valuation models. InterVal is not one of them: it does not estimate a value automatically. It is built for a professional valuer who investigates the asset, forms a judgement and signs a report that a lender, an auditor or a court may later question.
A commercial assignment means leases to review, an inspection to record, a method to justify and a file to keep. InterVal brings those steps into one project shared by your team, guides them through each stage and generates each document from consistent templates. Your valuers keep the judgement and the professional responsibility.
Property types you can value
Commercial
Offices, shopping centres, hypermarkets, convenience stores, etc.
Land
Green or brown field, development lands, agricultural lands, etc.
Industrial
Warehouses, manufacturing, flex spaces, gas stations, storage facilities, etc.
Others

Methods for commercial assets
Three valuation methods are available today, and you can use more than one within a project:

Market Approach
Compare and adjust evidence from your own database of sales and lease data.

Income Approach
Apply income capitalisation with built-in calculators and financial modelling tools.

Cost Approach
Use depreciated replacement cost, based on the cost of replacing the asset with a similar one.
Discounted cash flow (DCF) is coming soon. Valuing several properties for the same client? Portfolio valuation handles multiple properties with multiple methods within one project.
From instruction to final report
- Step 1
Check for conflicts
Run the built-in conflict of interest check and generate an informed consent report when one is needed.
- Step 2
Agree the terms
Generate the terms of engagement, and an amendment report if the scope changes.
- Step 3
Investigate the asset
Record a desktop, external or internal inspection, with condition ratings, measurements and lease review.
- Step 4
Analyse the evidence
Store your own sales and lease data in the comparable database and carry out valuations based on it. InterVal does not provide market data.
- Step 5
Report the value
Produce the valuation report and any draft statement from templates carrying your logo, colours and layout.
- Step 6
Keep the file
The audit trail records interactions with the client and logs the main steps, up to the delivery of the report.
